The most important decisions happen before a single shovel hits the ground.

What Happens in This Phase

  • Land acquisition or evaluation of your current lot — we help you assess buildability, zoning, and lot value
  • Budget development: hard costs (construction), soft costs (design, permits, engineering), and contingency (10–15%)
  • Financing strategy — construction loans, lot loans, and bridge financing options
  • Hiring your architect/designer and builder — we help you assemble the right team
  • Site survey and soil/geotechnical testing to confirm buildability
  • Conceptual design → schematic design → full construction drawings
  • Structural, mechanical, electrical, and plumbing engineering
  • Energy code compliance and building envelope design
  • Permit applications, city approvals, and HOA submittals
  • Pre-construction meeting to align on schedule, communication, and expectations
