- Land acquisition or evaluation of your current lot — we help you assess buildability, zoning, and lot value
- Budget development: hard costs (construction), soft costs (design, permits, engineering), and contingency (10–15%)
- Financing strategy — construction loans, lot loans, and bridge financing options
- Hiring your architect/designer and builder — we help you assemble the right team
- Site survey and soil/geotechnical testing to confirm buildability
- Conceptual design → schematic design → full construction drawings
- Structural, mechanical, electrical, and plumbing engineering
- Energy code compliance and building envelope design
- Permit applications, city approvals, and HOA submittals
- Pre-construction meeting to align on schedule, communication, and expectations
