Vision & Feasibility
We discuss what you need — more bedrooms, a larger kitchen, a mudroom, a garage — and Scott evaluates the structural feasibility, setback requirements, and site conditions. Maria sketches initial concepts.
Design & Architecture
Maria develops the addition design to match your home's existing architecture and interior style. We work with our architect to produce permit-ready drawings.
Engineering & Permits
Scott coordinates structural engineering, soil reports if needed, and all permit applications. We handle the city approval process so you don't have to.
Detailed Proposal
A line-item proposal covering all labor, materials, permits, and contingency. Additions involve more variables than interior remodels — we build in appropriate contingency and explain every line.
Foundation & Framing
Excavation, foundation, framing, and roof tie-in — the most critical phases of any addition. Scott personally oversees the structural work to ensure it's done right.
Mechanical & Envelope
Plumbing, electrical, HVAC, insulation, windows, and exterior cladding — all integrated with your existing systems and matched to your home's exterior.
Interior Finish
Drywall, flooring, trim, cabinetry, fixtures, and paint — finished to match or complement the existing home. Maria ensures the new space feels like it was always there.
Final Inspection & Walkthrough
City final inspection, punch-list completion, and a thorough walkthrough with you. 2-year workmanship warranty on all work.

Primary suite, kitchen expansion, garage addition, or multi-room addition. Typically 300–600 sq ft.
